Are you always talking about finding a place in the country to get away from it all? This undeveloped 24.754-acre tract is an excellent place to do just that, and yet be only minutes from accessing shopping and health care. Located 5 miles north of Gilmer, in a quiet dead-end-street country subdivision, you can build a secluded home and have acreage for private recreational activities and timber production. This can be an upland home site with a bottomland hardwood forest and perennial stream just outside of the backyard.

The land has over 300 feet of paved county road access, and another 380+ feet of unpaved road frontage. There is community water, electrical power and telephone at the paved frontage section. This land is and has been under 1-d-1 timber valuation. The Property will be sold under a deed restriction prohibiting mobile homes, trailer homes, or pre-manufactured housing. This does not apply to a modular home placed on a permanent foundation.

The approximately six-plus acres of well-drained sandy Bienville upland soils north and east of Lilly Creek provides room for buildings and improvements. Post oak, sweetgum, elm, sassafras, redcedar, American holly, shortleaf and loblolly pine are some of the forest tree species present in this area.

The Mattex soils in the Lilly Creek bottomland are fertile and are supporting a variety of native hardwoods, including water oak, willow oak, river birch, elm and sweetgum. There are some picturesque planer elms in the creek channel. This floodplain bottomland hardwood forest is on both sides of approximately 2,400 feet of Lilly Creek. This area can provide multiple recreational opportunities such as hunting, fishing, camping or hiking. This undeveloped natural area is a blank slate for establishing ATV trails.

No oil & gas minerals will be conveyed. Portions of the Property are in the FEMA floodplain. This is believed to be the last undeveloped property in the Lilly Creek Subdivision.
