The well-managed 126 +/- acre stand of 17-year old, once-thinned loblolly pine plantation is now entering the sawtimber production years. A very recent forest inventory shows that the older plantation has sawtimber trees averaging about 13 inches in diameter, with the smaller Chip-n-Saw sawlog trees measuring on average a bit over 10 inches. In addition, there are 93-plus acres of naturally regenerated loblolly pine which is entering its third growing season.

The active forest management on this land has created excellent habitat for whitetail deer. Native hardwood forest associated with a tributary to Bassett Creek covers about 23 acres in the northeastern section. The eastern property line borders U.S. Army Corps of Engineers Wright Patman Lake land, with camping and hunting areas in the Sulphur River bottomlands being only a mile east of this property. Feral hog hunting should be excellent in this type of terrain.

This tract has excellent access. County Road 4269 just received a substantial upgrading of aggregate surfacing down to the Corps land access road.
