A secluded spot for a retirement home or a weekend getaway that is only 10 miles southeast of Henderson on an all-weather county road, this 26.4 acres has excellent access, nice gentle terrain, a diverse native forest, and a beautiful spring-fed branch along the back boundary. The native forest has a mix of pine and hardwoods, and was last harvested in the early 1990s according to the owner. The native forests on this property have a wide assortment of species including loblolly and shortleaf pine, white oak, black cherry, ash, shortleaf pine, water oak, black oak, sweetgum, southern red oak, American elm, Florida maple, American holly, cherrybark red oak, mulberry and hornbeam.

The very fine sandy loam soils are excellent for growing both pine and hardwood. The future owner will have several land management options on this property; a thinning harvest; a total harvest and replant; or allowing the forest to continue to grow for future harvesting. The terrain and soils also appear that they would be suitable for establishing pasture.

The main parcel on the west side of the county road is about 22.7 acres, with a 3.7-acre rectangle on the east side of the county road, joining the southeastern corner of the main parcel. The 26.4 acres includes a total of eight-tenths of an acre in the county road right-of-way.

Electric Power (believed to be Rusk County Electric Coop) crosses the property just west of and parallel to the county road, running north and south.
The primary eastern boundary is approximately 1,000 feet of frontage on the centerline of County Road 364 South.
The land is located within the Minden-Brachfield Water Supply service area, and the residences to the north are believed to have water service.

The old gas well has been plugged and abandoned in 2016, and to the best of the Sellers knowledge the old well pad is fully available for the surface owners use. It appears that most if not all of the equipment, tanks, or other gas/oil well associated materials on the well pad were removed following plugging.
A small natural gas pipeline runs east and west just south of the old well pad back to the west line; another small pipeline parallels the western boundary from north to south; and a small pipeline parallels the east side of the county road along the west end of the southeastern 3.7-acre rectangle.

From the north, starting at the FM 840 / Hwy 79/259 intersection, go east on FM 840 for 8.2 miles to County Road 362 East (Little Cemetery sign); turn left (east) on CR 362 E for a half mile to a T at County Road 363 south. Take a right and go 1 mile on CR 363 S to County Road 364 South on the right, then south on CR 364S for three-tenths of a mile to the gate entrance on the right. The property northeastern corner is where the forest begins at the south end of the pasture on your right about 300 feet north of the gate. The intersection of FM 840 and County Road 362 East (Little Cemetery sign) is located 3.5 miles north of the intersection of FM 840 and FM 1798 (Brachfield community), which is 2.9 miles north of Highway 315 on FM 840 (between Mt. Enterprise and Clayton) and 5.3 miles east of Highway 259 on FM 1798 (between Henderson and Mt. Enterprise).
